Blue Point Building recently completed a stunning first-floor extension and walk-in pantry in a Hampton East home.

The Objective

Al and Fiona needed a 4th bedroom and a larger pantry space. Their Hampton East home required a first-floor addition to accommodate a new master bedroom, walk-in robe, ensuite, and lounge room, alongside converting an old ensuite into a spacious walk-in pantry. The goal was to expand their living space upwards, integrating functionality with elegant design.

Understanding Client Needs

Right from the start, we focused on truly understanding what Al and Fiona envisioned for their home. They had clear ideas, so our first step was to provide an accurate estimate of costs. We then moved on to creating detailed plans, engineering assessments, and securing the necessary building permit.

Jess, our talented draftsman, took the lead in layout and design, ensuring that every space was optimally utilised. We worked closely to handle the engineering challenges, particularly those involving steelwork, ensuring that our solutions were both effective and cost-efficient.

Execution with Precision

Once we secured the building permit, our team eagerly got to work. We started with detailed demolition work and then built a solid foundation for the new structures. We skillfully installed steel columns and beams, a task demanding precision and careful planning. Throughout the project, we actively paid close attention to every detail, from setting up scaffolding and framing to reaching the lock-up and fit-off stages. We also creatively redesigned the old study to include the new stairs and laid down fresh floorboards, making sure every new element blended seamlessly with the existing structure.

The Challenges

Battling the Winter Weather

Winter in Hampton East posed the biggest challenge. As we extended the house upwards during the colder, wetter months, we faced unique difficulties, especially during the framing, roofing, and cladding stages. However, we were well-prepared for these challenges. Additionally, we utilised specialised equipment and protective measures to combat the cold temperatures and strong winds, allowing us to carry out the construction smoothly and efficiently.

Lock-Up Before Spring

Despite the winter weather’s challenges, our strategic planning and proactive measures helped us reach the lock-up stage before spring. This milestone was vital, protecting the extension’s interior from the elements and letting us focus on the internal build without interruptions from the weather.
